Maintenance

Realestate88 is your first point of contact for any maintenance. We aim to rectify maintenance issues as quickly as possible and appreciate your cooperation in allowing our tradespeople to access the property. The simplest way of doing so, is to give permission for them to collect our office set of keys for access, rather than trying to coordinate with your busy schedule. You can give this permission when you report your maintenance to us in writing.

You must ensure that ALL maintenance and requests are reported in writing (via email) Please include your best contact details and describe the maintenance issue with as much detail as possible, including Make & Model numbers (if applicable.) You may also like to attach photos to your email as this greatly assists us.

Note: If an emergency repair is required during office hours please call your Property Manager on 08 9200 6168.


Loss of Power/Electric hot water

Firstly check the circuit breaker in the power switch board to see if an appliance has tripped the safety switch. If so, reset the main power switch on the power board.

If you still do not have power please contact Synergy to see if your account is in order on 13 13 53 or check Western Power website https://www.westernpower.com.a... or call 13 13 51 to make sure there is not a power outage in your area.

Systematically check to see if a faulty appliance is causing the power to trip by doing a process of elimination (particularly a kettle, iron etc.) In the hotter weather – check to ensure you are not running too many appliances at the one time, causing the power circuit to trip.
In the event that all of the above has been checked, you will need an electrician to attend the premises.

Gas cooking/hot water not working or Emergency plumbing

Firstly contact Alinta Gas 13 13 52 to check that your account is in order.
Check the gas pilot flame. If no flame, follow instructions to re-light the pilot light.
In the event that all of the above has been checked, you will need a gas technician to attend the premises.

Shattered or Broken Glass Window, Shower Screen

Lost, Stolen Keys, Locked Out

Office Hours – you can collect our office set of keys and return them to our office within the hour. Identification will be required before keys can be given out.

After Hours – you will to contact a Locksmith at your own cost. We recommended the following Locksmith

If you have lost a remote/fob for your building, please let us know as this is arranged via the Strata Company.

Air-con Stops operating or Breaks 

In the event that your air-con breaks or stops working please try the following trouble shooting procedure
1.    Be sure it is receiving power at the electrical panel.
2.    Reset the equipment’s switches and/or overloads
3.    Turn off the power, wait 5 minutes, then turn back on.
4.    Clean the Filter
5.    Look to see if ice has formed on the coils and, if it has, turn on the power and the fan to melt it
