We listed with Joel after being on the market for 9 months with the agent we bought the unit from many years ago.
Joel did his best to differentiate our unit from 6 other similar units for sale in the same block. The clincher was his insistence on a new photo shoot which he personally supervised. This gave our unit a better online presence than the others in the block. He had 2 offers within 10 days, and the buyer was attracted to the property by the online photos. The selling price Joel negotiated was well above our “offers from” price.
Some might say Joel was lucky. Good sales people make their own luck and Joel exemplifies this.
Joel was always available, gave us prompt feedback on opens and inspections, and explained some important zoning technicalities which our previous agent did not.
In short Joel took on a stale listing in a market which had peaked, and then worked 110%, with none of the usual excuses “interest rates up” etc – we knew that. When we settled it appears none of the other 6 units in the block had found a buyer.
Our costly lesson, don’t stick with old loyalties, find the best agent you can.
